Where to stay

Boutique riads in Marrakech

Small houses with a point of view: a handful of rooms, an owner’s taste in every detail, and prices that leave room for the rest of the trip.

Updated 7 min read

A boutique riad sits between the grand luxury houses and the simple guesthouses, and is often more memorable than either. These are small riads with a clear identity: a 19th-century house restored to one owner’s vision, a designer’s take on Moroccan craft, a courtyard where every tile and lantern has been chosen rather than bought by the dozen.

Rooms are few, so the house stays quiet and the service personal. Breakfast is usually included and often excellent. Courtyards are smaller than in the palaces, and pools are often plunge pools, but this is where design, character and value meet best in Marrakech.

Small by design

Why choose a boutique riad

Large hotels can be very good. A boutique riad gives you something they can’t: a house with a personality, run by people who know your name.

Intimate by design

With rarely more than ten rooms, a boutique riad feels like a house, not a hotel: a courtyard that is yours in the morning, evenings quiet enough to hear the city from the roof.

A real point of view

No two are alike. Each reflects its owner’s taste, whether contemporary Moroccan craft, mid-century pieces in a traditional house, or a palette chosen with confidence. That is what makes them memorable.

Inside the old city

You wake up in the Medina, not next to it: the call to prayer at dawn, bread from the neighbourhood oven, morning light in a tiled courtyard. You can’t get that from a hotel outside the walls.

Hospitality that feels human

Owners and managers know guests by name within hours. Advice comes from people who live here, and small touches, a pot of tea, a note about the market, make the stay personal.

Comfort in the right proportion

The best boutique riads know beauty and comfort go together: good beds, strong showers and courtyards made for sitting in, not just for photographs.

Value where it counts

From around €100 a night, you get the architecture, the craft and the atmosphere of the luxury riads, without paying for a full spa or a concierge desk you may never use.

How to choose

Six things that make the difference between a good boutique riad and the right one for you.

  1. Area

    Pick your quarter

Mouassine and the Koutoubia side for cafés and the souks; the Bahia and Mellah side for the palaces; the north for quiet and value; the Kasbah for calm lanes and easy car access.

  2. Pool

    Plunge pool or real pool

Most boutique riads have a plunge pool for cooling off. If swimming matters, or you travel in winter, look for a heated or rooftop pool, like those at Dar Najat, Melhoun or Hikaya.

  3. Roof

    Check the roof terrace

The roof is where you’ll have breakfast in the sun and drinks at sunset. Look at photos of it before booking: some are lovely gardens, others little more than a few chairs.

  4. Stairs

    Expect stairs, not lifts

Riads are old houses with steep, narrow stairs and rarely a lift. If that’s a problem, ask for a ground-floor room when you book.

  5. Sound

    Ask for an upper room

Courtyards carry sound: rooms opening onto the patio hear breakfast and other guests. Upper-floor rooms are quieter and brighter, and near a mosque, expect the dawn call to prayer.

  6. 1–2 mo.

    Book early, they’re small

With five to ten rooms, the best riads fill fast in spring and autumn. Book one to two months ahead, more for the top-rated ones like Maïpa.

Questions about boutique riads

What is a boutique riad?

A small riad, usually five to twelve rooms, in a restored Moroccan house built around a courtyard. What sets it apart from a simple guesthouse is design: interiors with a clear point of view, chosen by an owner rather than taken from a catalogue.

What’s the difference between a boutique riad and a luxury riad?

Scale, price and facilities. Luxury riads usually have a full spa, a larger pool, private dining and more staff, and charge €250 to €800 or more a night. Boutique riads put character and intimacy first, with simpler facilities, from around €100.

Is a boutique riad better than a hotel?

For travellers who came for the old city, often yes: you stay inside a historic house in the Medina, with personal service. Hotels suit families who need space and lifts, or anyone who wants a big pool and gardens.

How much does a boutique riad cost?

Our picks range from about €97 to €300 a night for two in low season, usually with breakfast. Prices rise in spring and autumn, and the best-rated riads fill first.

Is it safe to stay in a riad in Marrakech?

Yes. Riads have a single entrance, staff on site and doors that only open to guests. The Medina is busy but generally safe: take the usual city care with bags at night, and let the riad guide you there the first time.

Where are most boutique riads?

Inside the Medina, from Mouassine and the Koutoubia side to the quieter lanes near the Bahia Palace and the Mellah. A few are in the Kasbah, which is calmer and easier to reach by car. The map above shows where each of our picks is.

Do boutique riads have pools and rooftop terraces?

Almost all have a roof terrace. Many have a plunge pool in the courtyard for cooling off; a few have a real or heated pool, like Dar Najat, Melhoun and Hikaya. Check each riad’s details above.

How do I book?

Use the “Check prices on Booking.com” button on each riad in our picks to see live prices and availability. For special requests (a particular room, an airport transfer, a late arrival), contact the riad after booking. In spring and autumn, book one to two months ahead.

How do you choose the riads on this list?

We look at guest scores and how many reviews they rest on, design, location, value and whether a riad can actually be booked. No riad pays to be listed. “Top pick” marks our favourites. Some booking links are affiliate links: if you book through them, we may earn a small commission at no extra cost to you.
